It's really not THAT bad.
We moved to this complex back in '03 from living in a very nice neighborhood and in a very beautiful home, to say the least I was devastated and embarrassed. From 2003-2008 the apartments were a complete disaster because of the management, one particular problem was documents and money was always "lost," nothing ever got fixed, it was horrible. The new management company came on board around May or June 2009 and things have gotten a lot better for the most part, the place still has its problems but it isn't too bad and for the most part the maintenance is responsive! That's a huge turnaround for this place. Like I stated before in the "cons," the place seriously needs renovations - painting, wiring, etc and one really stupid feature of the buildings -- top floor patios have no coverings! It's a bitch in the summer.
There were two episodes of gun shots in the early morning a few months back but has since been resolved, the complex didn't take it lightly which was nice.
So yes, this place is definitely livable. I plan on sticking it out for another 6m-1y and I would recommend this place to a friend if they needed a new place.
The place is a dive, nice manager though - for the most part.
Okay, the manager, Summer is usually a sweet girl. She does a lot of advertising and community events which is nice... if you're a Mexican. I do find it a bit hilarious that she decided to pick a cow for advertising this place. LOL. NOW let's talk rent. The prices here start at $575 (give or take a little) and this is for a 1br... there are places in Lewisville that are very, very nice with luxury residences for much cheaper if you're looking at a 1br or at about the same price but the big difference is quality. Frankly, it takes a lot of nerve to squeeze $500+ from anyone for they get. NOTHING is paid. Water isn't included, which normally it is and parking here is a joke. They tried to start a reserved parking program --- however, you must pay $25 per space with a max. of 2 spaces as well as parking stickers (free).... in my experience and I lived in nice communities... one spot is free per resident. The stickers are a joke because after 9pm good luck finding any where to park and there aren't that many residents either. Electric bills here are extreme because the insulation is old. Don't expect a bill less than $200 and if you do get lower than that CONGRATS! It's a miracle. They turn your water off like 3x a week, never with any notice. It's great when you're in the midst of taking a shower. Maintenance comes a day late then when scheduled. There are a lot of Mexican druggies and there have been 2 incidents of gun shots within a 2 month span. That's because the people being moved in here are really bad... work on it Summer! $99 move in specials don't move anyone in that's nice, it attracts crackwhores and drug lords.
The place has potential, it really really does but it is so far from being a good place to live right now. I could only recommend it if you're truly desperate.
I had it so easy. Well, I just moved in and the manager sumer did everything but move mountains to get me in on short notice. I was suprised after reading all the reviews that everything was as easy as it was. My apt did smell like wet carpet when I moved in but it's gone now. The office should have more staff I have had to wait every time I go in there. Maintenance has been quick and helpful. My frig was out when I moved in, they fixed it with in 30 minutes. I'm happy and I think you will be too. No one ever tells the good only the bad.
RUN AWAY!. The change in management has done no good to this place. Apparently they're fixing it up, BUT the resident services has not changed. The new manager is an absolute joke -- as were the previous managers, it's no different. It's so sad that people are treated the way they are because of this place. Everywhere on the internet has a series of complaints and horror stories - from people getting deathly sick from mold and the complex doing nothing to fix it, to rent being stolen (even from the new management).
